Stonefield provided Traffic Engineering Services and Expert Testimony to help secure approval for improvements and new construction at the Spice Factory in Flemington, New Jersey. The site was an underutilized retail and office development and previously an industrial development. The site improvements will add an additional story to the office building and convert all office space to residential, construct a new residential building on the property, and reconfigure parking areas and landscaping areas. Stonefield provided justification for the traffic impacts of the development, performed an analysis of the gaps in traffic at the site driveway, and justified a parking variance to secure approval from the Borough of Flemington.
