After approvals have been obtained from the required agencies, it is time to bid the project. We work with clients who are responsible for delivering a pad ready site to a retailer. The lease agreement between Tenant and Landlord outlines the items that the Landlord is responsible for constructing to deliver a pad ready site to the Tenant. To ensure our clients receive accurate and clear bids, Stonefield will prepare Landlord Bid Plans to clearly define the scope of work that will be completed by the Landlord’s prospective contractor. The plans allow the contractor to clearly see which items to include and exclude in the bid. The plans are tailored specifically to each lease agreement between Tenant and Landlord but typically include a demolition plan, right-of-way improvements, rough grading, and utility connections.
